This indenture made this 15th day of November in the year of our Lord one thousand seven hundred and eighty one between Lucy Etherton widow in Spotsylvaina County of the one part and Clayton Coleman of the County aforesaid of the other part witnesseth that she the said Lucy Etherton for and in consideration of the sum of ten pounds specie current money of Virginia to her in hand paid by the said Clayton Coleman hath granted bargained and sold unto the said Clayton Coleman his heirs Executors administrators and assigns a certain tract or parcel of [of] land containing by estimation fifteen or sixteen acres lying and being in Spotsylvania County it being all the lands she the said Lucy Etherton holds in the said county be the same more or less and is bounded as followeth to wit:

Beginning at a white oak and hickory saplin a corner of the said Clayton Coleman and the said Lucy Ethertons in an old line of Landidges afterwards Powels and now Mr. Benjamin Holladays - thence along the said line to a white oak the top broake off a corner of Robert Shepherds in the aforesaid line thence along the said Shepherd line now Holladays line a South West course to James Petersons, Shepherds, Holladays and the said Clayton Colemans corner thence along the said Colemans line of the said Lucy Ethertons made in the year one thousand seven hundred and seventy eight as may appear by a plot of that date to the beginning place to enelude the said fifteen or sixteen acres more or less together with all houses, orchards waters and watercourses woods advantages and appurtenances to the same belonging or in any wise appurtaining and of every part and parcel thereof

To have and to hold the aforesaid tract of land with the appurtenances unto the said Clayton Coleman his heirs or assigns to their only proper use and behoof forever and the said Lucy Etherton and her heirs shall and will by these presents warrant and forever defend the afs'd tract of land and premises unto the said Clayton Coleman his heirs and assigns against the claim not only of herself and heirs but of all other persons whatsoever also the said Lucy Etherton do further agree and covenant with the said Clayton Coleman his heirs to execute such further acts and deeds at the charge of the said Coleman as he or his heirs shall think necessary for their further security in the quiet enjoyment of the above mentioned land and premises. In Witness hereof the said Lucy Etherton have here unto set her hand and affict her seal the day and date above written.
